Called Fox Hollow Estates, the majority of the proposed community 91 percent would be located in Polk County, with the remainder exsisting in Floyd County.
Cedar Creek Development LLCs $50 million project would be located off Kings Bridge Road, just south of Cave Spring.
So far, the project has not had any review from the Polk County Planning and Zoning Board and is currently in the planning stages with the developer.
Duane Davidson, an official with Polk Countys Planning and Zoning Department, said a meeting concerning the project was held about four weeks ago. At the meeting, several officials from Polk County got the chance to look at the proposal, Davidson said. We had a discussion on how the plan looked to us and what their proposal was.
Due to the projects size, a Development of Regional Impact request was submitted to the Georgia Department of Community Affairs last week. The proposal now goes to the Coosa Valley Regional Development Center (CVRDC) for comments from member-counties that could be affected by the project.
Davidson said the proposal will stay with CVRDC for about 30 days, and once complete, the developer will present the plat to the Planning and Zoning Board.
The Polk and Floyd County boards of commissioners will have the final say on the parts of the project within their respective jurisdictions.
Davidson, who has been employed with the Planning and Zoning Department for seven years, said that this was the first gated community in Polk County that he has worked
with.
According to the DRI review form, the gated community is expected to generate over $600,000 in local tax revenues annually once completed.
